Six steps from pre-approval to keys

Get pre-approved
Before touring anything, get a full pre-approval — not a pre-qualification. In this market a seller will not take your offer seriously without one, and it tells you your real budget instead of a guess.

Define your non-negotiables
Commute time, school district, single-level living, garage size. We narrow to two or three must-haves so we can move fast when the right home appears.

Tour with intent
I send new matches the day they list, including off-market and coming-soon homes. Most buyers here find the right house within 8 to 15 showings.

Write a strong offer
Price is one lever. Closing date, inspection scope, appraisal language, and earnest money often matter more. I build the offer around what the seller actually needs.

Inspect and negotiate
You get an inspection window of roughly 7 to 10 days. We prioritize safety, structure, and systems — and let the cosmetic stuff go.
- 6
Close and get keys
Conventional loans close in 30 to 40 days in Indiana. We do a final walkthrough the day before, then sign at the title company.
